Kristen Franzen

Kristen Franzen is an experienced real estate and operations professional with a strong background in property management, proptech startups, and operational leadership. She began her career in low-density multifamily leasing in Denver before advancing to Property Manager of a 111-unit new-build lease-up community in Louisville, Colorado.
Kristen later expanded her expertise in single-family rentals at Grace Property Management, where she specialized in maintenance coordination, property inspections, and vendor management. She also gained valuable experience in fast-paced technology companies, including Showdigs and Steady Technologies, supporting operations, customer success, and scalable growth initiatives.

She later joined Pioneer Property Management, where she successfully launched and developed the Colorado Springs branch from the ground up and now oversees all operations.

Known for her strong communication skills, leadership, and client-focused approach, Kristen is dedicated to creating smooth and successful experiences for both property owners and residents. She has also volunteered in leadership roles with local chapters of the National Association of Residential Property Managers (NARPM).

Kristen holds a Bachelor’s degree in Environmental Design with an emphasis in Architecture and City Planning from the University of Colorado Boulder, as well as an Associate Broker’s License in Real Estate through Kaplan Real Estate.

Outside of work, Kristen enjoys traveling, reading, exploring new restaurants, and spending time outdoors with her partner, Matt, and their dog, Tucker.

Taylor Lana

Taylor is Director of Property Management here at Pioneer Property Management and has been with the company since 2016! As the senior property manager, Taylor oversees a small portfolio of clients and manages day-to-day operations of a property including maintenance, leasing, and anything else that may come up. Taylor also oversees the other property managers to ensure all clients are getting the service they come to expect from Pioneer Property Management. Taylor is a Licensed Colorado Real Estate professional. Taylor graduated from CU Denver and is an avid Nuggets fan and cat dad with his wife.

Jacob Stamps

Jacob is a Senior Property Manager here at Pioneer Property Management and has been with the company since 2022. As a senior property manager, Jacob oversees a portfolio of clients and manages day-to-day operations of a property including maintenance, leasing, and anything else that may come up. Jacob has worked with resident property management companies in the past and has a background in construction, vendor coordination, and is a Licensed Colorado Real Estate professional. Jacob loves sports, skiing, and spending time with his friends and family.

Emmett Jaques

Emmett has been a valued member of the Pioneer Property Management team since November 2023. As a property manager, he oversees a portfolio of clients and handles the day-to-day operations of properties, including maintenance, leasing, and everything in between. He is a licensed Colorado real estate professional and holds a degree in Real Estate and Marketing from the University of Colorado Boulder. Outside of work, he enjoys spending time outdoors hiking or skiing and exploring new restaurants around Denver.

Jason Gold

Jason is our Business Development Manager here at Pioneer Property Management. He started in 2020 as a Property Manager and moved to the Business Development role in the fall of 2023. In his current role, Jason oversees our new clients to ensure all properties align with Pioneer needs while also contributing to the overall growth of our business. Jason has a Bachelors in Hospitality and Tourism from University of Massachusetts – Amherst and is a Licensed Colorado Real Estate Professional. Jason is a huge sports fan, supporting the Detroit Lions, Boston Red Sox, and James Harden. He spends his free time attending live music and playing with his dog.

Rachel Payne

Rachel is our Operations Manager here at Pioneer Property Management and has been with the company since 2022. Rachel has a degree in Tourism, Hospitality, and Event Management from Indiana University – Bloomington. She uses her time in hospitality to provide the best possible service to our clients as well as ensure that all aspects of the day to day are completed to the highest level. In her free time, she enjoys hanging out with her pets while playing video games or going to concerts with her friends and family.

Shannon Peer

Shannon is our Chief Executive Officer here at Pioneer Property Management and has been with the company since 2017! Shannon is passionate about housing and real estate and ensures Pioneer operates at the highest level of commitment to our clients and residents. He works hard to implement excellent communication strategies, company and industry data analysis, and day-to-day problem-solving methods. Shannon is a Licensed Colorado Real Estate Professional and has been since 2004. Shannon spends his free time with his family going on mountain adventures, enjoying hometown activities and supporting his local community.

Cody Emrick

Cody is our Chief Executive Officer here at Pioneer Property Management and has been with the company since 2022. As the CEO, Cody works to ensure all aspects of the business are taken care of and the overall service we provide is exemplary. Cody is passionate about helping others understand real estate investing and how it can be attainable for anyone. Cody is a Licensed Colorado Real Estate Professional and has an abundance of experience in the housing market. Cody enjoys sports, hiking, and spending time with his family.

Bobbi Salkeld

Bobbi is a Property Manager here at Pioneer Property Management and has been with Pioneer since 2025. As a property manager, Bobbi oversees a portfolio of clients and manages the day-to-day operations of properties, including maintenance, leasing, and anything else that may come up. Bobbi has a Bachelor’s in Management from CU Boulder and five years of experience working in the residential property management industry. Bobbi enjoys arts and crafts, hiking, photography, and spending time with her husband and two children.

Pete Simonds

Pete is our Lead Maintenance Technician here at Pioneer Property Management and has been with the company since 2021. As a maintenance tech, Pete performs inspections and general maintenance across our property portfolio. He brings over 20 years of experience in property upkeep, HVAC, irrigation, and both proactive and preventative care. Pete has led crews and managed facilities across residential, commercial, and institutional properties. Pete enjoys hiking, fishing, traveling, being outdoors, and spending time with his fiancée and family. He’s a proud shareholder and lifelong fan of the Green Bay Packers.

Ryna

Ryna is the Operations Coordinator and has been with Pioneer since 2023. She is a graduate of Bachelor of Science in Business Administration, major in Marketing Management. Ryna enjoys extreme activities, discovering new places, and trying different kinds of food.

Ellie

Ellie Villanca is an Assistant Property Manager at Pioneer Property Management and has been with the company since 2023. Ellie assists with the day-to-day management of properties, helping coordinate maintenance requests, resident communication, scheduling, and overall property operations. Dedicated to providing excellent service and support to both residents and property owners. She works closely with the management team to help ensure properties are running smoothly and efficiently. Outside of work, she enjoys cooking and baking in her free time.

Kathleen

Kathleen is an Administrative Assistant at Pioneer Property Management and has been with the company since 2024. She earned her degree in International Studies Major in Tourism from San Beda College. In her role, she handles day-to-day phone inquiries, assists the leasing department, and manages invoice sorting for Accounts Payable. Outside of work, Kathleen enjoys playing chess, camping, watching movies and spending time with family and friends.

Edwin

Edwin is a Leasing Coordinator and has been with the company since 2022. He is responsible for managing leases, renewals, tenant documentation, and compliance, ensuring a seamless and efficient leasing experience for both tenants and property owners. Outside of work, he enjoys traveling, going on long drives, listening to music, cooking, and watching basketball. He is also a proud “stage dad” to his two talented daughters.

Tonee

Tonee is a dedicated Leasing Coordinator who oversees the screening, administrative, and compliance aspects of the leasing process. Beyond her experience in property management, she also has a solid background in operations management, sales, marketing, and business development. Tonee enjoys traveling, running, yoga, photography, and she is a proud “stage mom” to her two talented girls.
